In Korea, where the aging rate is fast and the elderly poverty rate is the highest among OECD, it is urgent to find a cost-effective method due to rising social concerns caused by vulnerable elderly households. As a problem-solving mechanism for this, it is important to establish a residential community that can cultivate social capital. The purpose of this study is to identify the factors of community vitalization by exploring the characteristics of residents of small-scale public rental housing for the elderly. More specifically, based on the contents of interviews with residents about communal activities, the main factors for the creation and activation of resident communities were extracted and used to derive the profile of existing residents. As a result of individual interviews with 12 residents living in public rental housing with differentiated community spaces and inductively analyzing the contents, community activity participation, past experience and type, health status, problem perception, and problem coping tendency were extracted as 5 key factors. Each of these five factors is subdivided into 20 categories in four stages each, and the characteristics of individual residents are delineated using this framework. The profiles will be useful as basic data for planning and implementing appropriate community programs. Academically, it is expected to be a milestone in inspiring approaches to form social capital and environmental personology, and improving the cost-effectiveness and social value of housing. - COLLAPSE

The purpose of this study is to identify factors necessary for creating a stable residential environment and housing satisfaction through analysis of the housing selection factors of the MZ generation, and to analyze whether there are differences in housing selection factors depending on individual characteristics and housing value and to develop differentiated housing supply measures. As a result of the study, it was found that the MZ generation had a strong preference for medium to large-sized apartments and considered safety and relaxation functions of housing to be important. The importance of housing preference and housing value differed depending on age, gender, and marital status. As a result of analyzing housing selection factors, common factors (house purchase price, management costs, etc.) were found to be more important than individual factors (transportation costs, future investment value). Location factors were important, such as proximity to public transportation. As a result of the correlation analysis between housing value and housing selection factors, all items showed a positive (+) correlation. As a result of multiple regression analysis, the influence on housing selection factors, which are dependent variables, was found in the following order: leisure function, relaxation function, work function, importance of ownership, and importance of housing. - COLLAPSE

Recently, in order to solve various social problems faced by single-person households in Korea, the government and local governments are seeking ways to build social networks within the region through policies and support for single-person households. One of them, community space for single-person households, is gradually expanding as the need for a third place for social connection among single-person households increases. In this study, we aim to redefine the functions and roles of village community space as a third place and suggest ways to effectively utilize village community space. To this end, through prior research, we derived the characteristics of village community space as a third place for single-person households, and conducted a case analysis targeting Dong-gu, Gwangju Metropolitan City, which has a high proportion of single-person households. As a result of the study, it was found that the existing village community space must also be changed to match the community that is changing into a community-centered space. Accordingly, there is a need to implement a village community space as a third place where single households can establish flexible relationships in a place where appropriate anonymity and privacy are guaranteed. - COLLAPSE

This study analyzed the practical effectiveness of organization and storage services based on the increasing importance of organization and storage in residential spaces in modern society. The proliferation of e-commerce and home shopping has led to an accumulation of household items, and the rising housing prices have intensified the limitation of space, highlighting the need for efficient space utilization and organization and storage. Accordingly, this research explored the effectiveness of organization and storage services in residential spaces and their potential to improve the quality of life. As a research method, surveys and interviews were conducted for residents of LH rental housing in Seoul, Gyeonggi, and Incheon, and statistical analysis such as correlation analysis, regression analysis, and response sample test was conducted. The results showed significant improvements in space utilization, reduced time spent searching for items, and increased psychological stability and happiness upon returning home after using the organization and storage services. This study suggests that organization and storage services can be a crucial factor in enhancing the quality of life for residents, transcending mere convenience in daily life. Therefore, it recommends considering the provision of organization and storage services in the establishment of residential welfare policies. - COLLAPSE

To promote balanced regional development, public institutions located in the metropolitan area were relocated to local areas to construct Innovation Cities. However, the settlement environments in Innovation Cities are inadequate, resulting in low rates of family immigration and expressed dissatisfaction. To improve settlement environments, providing high-level community infrastructures is necessary, but there are limitations to establishing all services requiring a considerable market size within the innovation city. This study aims to explore improvement measures for the settlement environments to promote symbiotic relationships between innovation cities and surrounding areas, focusing on an innovation city located in a small and medium-sized city. It is based on the analysis of purpose-specific traffic volume using big data and surveys on resident satisfaction and use of surrounding cities. To achieve this, after identifying the surrounding influence areas of the innovation city, multiple regression analysis and correlation analysis were conducted to analyze the impact relationship between satisfaction with the community infrastructures of the innovation city and the use of neighboring cities. Various methods such as deep learning and empirical analysis were utilized to find ways to improve the settlement environments of the innovation city, proposing a systematic approach by considering various aspects in connection with neighboring areas. - COLLAPSE

This study examines whether there is a difference in satisfaction and perceptions of the residential environment and social mix between social-mixed housing complexes and rent-only housing complexes. Using data from the SH Public Rental Housing Residents Panel Survey in Seoul, the overall satisfaction, perceptions, and experiences of residents living in both complexes were analyzed. The results indicate differences in the composition of residents according to the housing types in social-mixed and rent-only complexes. Additionally, compared to residents of rent-only complexes, residents of social-mixed complexes generally evaluated the physical environment more positively. Thus, the social environment was also perceived more positively, with residents reporting better neighborhood relationships, participating in resident activities, and experiencing less discrimination. Moreover, conflicts in rent-only complexes were less frequent than previously reported. Particularly noteworthy is the positive perception of the social mix experienced by residents of social-mixed housing complexes, as evidenced by their overwhelmingly favorable attitudes toward it. These findings suggest that the residential policy of social mix is effective and sustainable in Korea. - COLLAPSE
