Abstract

The purpose of this study is to investigate ways to improve the physical performance and the vitality of the distressed public rental housing estates through the extension of separate buildings. First of all, the basic concept of estates regeneration was defined as a concept that synthesizes physical and social regeneration, and the current status of Welfare Housing and Public Silver Housing Project was examined as existing policies. Based on these discussions, public rental housing estates that can be extended to a separate building among estates in Seoul were extracted, and measures to apply physical regeneration were proposed as examples of these estates. It emphasized the need for circular maintenance linked to customized remodeling of existing houses while diversifying the characteristics of the extension site and separate building. Additionally, as an approach to social regeneration, it was suggested that welfare service provision functions should be expanded through welfare facilities attached to the separate building, and landlord should strengthen support to increase tenant participation and revitalize the community. Synthesizing the above discussions on physical and social regeneration, it was argued that the separate building extension project was meaningful as a means to contribute to the regeneration of distressed public rental housing estates.
