Abstract

As excessive extension of city has caused donut phenomenon in Korea, cities are losing their own specific place characteristics, and deterioration of living environment is causing various local problems. Increasing abandoned houses has been a cause of twilight zone and the phenomenon speeds up hindrance of urban scape, pollution of residential area, a crime rate, and deterioration of local community. So, government has tried various measures to deal this problem. Although abandoned houses could be a valuable place in historic, cultural, economic, and environmental aspects for local community, current policy and measures suggest only the basic aspect for regeneration of new place. In this study, the correlation is considered based on the comprehension on place and understanding for community in cities, the measures for abandoned houses utilization plan were deducted in the aspect of spatial value and availability of the houses, and result of the study is concluded as follows. First, accessibility should be considered to compensate the defect of abandoned houses here and there. Second, participation should be considered to provide chance for independent and active social exchange by running various type of community programs. Third, relationship which enforce the unity of a group by the medium of specific culture should be considered.
