Abstract

This research was conducted to analyze the vacancy status of public-construction rental housing supplied by LH and to suggest improvement directions. The research methods included analysis of LH vacancy status data, on-site research and interviews with managers. As a result of the study, first, as of 2022, the national vacancy rate was 6.5%, and the vacancy rate of Hangbok Housing was the highest in all regions, and the vacancy rate in the provincial area was found to be the highest at 23.8%. Second, in the case of the industrial complex type, the vacancy rate is high at present, but the vacancy problem is expected to be resolved once the construction of the industrial complex is completed. However, in the land development type and new city type, the overlapping supply of LH rental complexes within the same living area and small-sized unit are considered to be the main causes of vacancy. Third, the main cause of vacancy is unit of 19 m² or less for single-person households, and it is necessary to supply single-person households with an unit size of 30 m². Fourth, housing for the underprivileged is vacant in the long term due to its small size, so it is necessary to increase the unit size and improve the supply method.
