Abstract

The purpose of this study is to conduct a post-occupancy evaluation (POE) of Gyeonggi Happy House in Yeongdeok, Yongin, the first mid-rise (13-story) modular apartment building in Korea, to analyze residents’ experiences and suggest improvement directions for the performance and planning elements of mid-rise modular house. For this purpose, 79 residents (young adults, seniors, and newlyweds) were surveyed. The survey period was conducted online from April 1 to April 19, 2024, followed by an offline survey for non-respondents. Reliability, frequency analysis, multiple regression analysis, and importance-satisfaction analysis (IPA analysis) were conducted using SPSS 22. Key Findings Despite the positive factors of modular house in terms of housing performance, the results showed that ventilation and noise problems, limitations in the operation of common facilities, and lack of surrounding environment need to be improved. In particular, there is a need for customized design and infrastructure improvements that reflect the different needs and satisfaction of different households. Priority should be given to improving residents’ common facilities and surroundings while maintaining housing performance. In particular, operational measures to actively utilize common facilities and efforts to improve the efficiency of space design are expected to contribute to increasing residential satisfaction and quality of life in modular house in the future.
