A Study on the Actual Condition of Urban Residential Rearrangement Projects in Daegu City

Abstract

In this study, we analyzed the current situation and the procedure of the urban rearrangement project, and analyzed various laws and actual practice contents. As a result, the following contents were learned. First, the rearrangement process of residential area shows a slight difference in response to the change in time, and it is thought that it affects the asset value based on this. Second, rearrangement project is one of the most important contents of consent of residents. However, there are cases where the opinions of residents change according to the time elapsed before the development. Therefore, the site of project itself may be abandoned before the rearrangement project is carried out. In addition, procedures such as the Urban Planning Commission, the traffic, the landscape, and the evaluation of the educational environment also affect the outcome of the project. Third, the rearrangement project can be carried out only if a construction worker is determined. But it is difficult to determine the contractor. In some cases, disagreements among residents or the ability of the contractor may make it difficult to proceed with the project, Even after the construction worker is determined. It is revealed that 131 sites for the duration of the rearrangement projects and four sites for specific analysis of the rearrangment projects are not able to produce generalized results and represent characteristics of the city of Daegu. Therefore, more specific and extensive contents will be described in the subsequent compilation of this paper.
