Community-Based Common Spaces Planning and Design for the Continuing Care Retirement Communities (CCRCs)

Abstract

The paper presented here is concerned with planning and design of the common spaces for continuing care retirement communities (CCRCs). More specifically, the aims are to investigate what kinds of common spaces are desirable to be open to the community and then to propose an ideal layout of the common spaces. A Delphi survey was conducted for this, from March to early May in 2018, with a group of thirteen experts specialized in senior housing or social welfare. The findings from this are as follows: 1) In independent housing, walking trail, the library, auditorium, and fitness center are considered to be most desirable to be open. Whereas, the library and auditorium are most desirable in assisted living and nursing home. 2) In planning of independent housing, common spaces are proposed to be grouped together of similar activities to secure the privacy of individual housing units and also to promote the social interactions of residents. In planning of assisted living and nursing home, these are then proposed to be scattered as small groups and placed close to individual housing units. 3) When running such open common spaces, it was finally suggested that external users should be accessed upon registration and reservations with fees; and the service should be operated by a professional management agency.
