The Effect of Local Social Properties on Residents’ Intention to Participate in Urban Regeneration Projects

Abstract

The purpose of this study was to analyze the effect of local social properties on residents’ intention to participate in urban regeneration projects. Residents’ participation is evaluated as one of the key factors that determine the success or failure of urban regeneration projects. The importance of resident participation is growing as the paradigm of urban regeneration shifts from growth and developmentism to a direction that values the sustainability of the local community. As a result of the analysis, it was found that the stronger the local social properties, such as residents’ settlement intention and local public institution capabilities, the stronger the residents' intention to participate in urban regeneration. In addition, it was confirmed that the stronger the government trust of residents, the stronger the intention to participate in the regeneration project. Accordingly, local public institutions need to focus on strengthening their capabilities to mediate and coordinate conflicts occurring in the process of urban regeneration project. In addition, the government should focus on revitalizing the local economy and expanding the foundation for growth and enhancing government trust.
