Abstract

This study compared and content analysis of the current forms of the HMO agreement in the UK, the rooming house agreement in Australia, and the regular standard agreement in Japan as a basic study to prepare the standard tenancy agreement for shared housing. The resulting conclusion is as follows. First, the forms not only complied with relevant laws but also presented a housing condition report and included detailed agreements on the issues that could occur during the tenant's occupancy. Second, they defined the rights and responsibilities of both sides landlords and tenants thoroughly, and enforced penalty and termination in case of violation of any rules from the agreement. Third, the procedure for terminating the contract is clear, and to prevent disputes between the landlord and the tenant, a written procedure is provided. Also, the landlord's right to claim the security deposit is specified by specifying the items to be observed with each other even at termination. As such, the contract form for domestic shared housing should also specify the rights and obligations of the tenant and lessor, and present a detailed method of management matters and a housing condition report.
