Housing Repair Strategies by Typology of Low-rise Residential Areas - The Case of Suwon City - 저층주거지 유형화에 따른 집수리사업 방향 제안 - 수원시 사례를 중심으로 -

Abstract

The purpose of this study is to examine the current status of Housing repair projects in deteriorated low-rise residential areas of Suwon City and to derive tailored strategies for each residential type through cluster analysis. Using k-means clustering based on the physical characteristics of the target areas, four distinct residential types were identified. To develop appropriate strategies for each cluster, a Focus Group Interview (FGI) with experts was conducted. The findings are as follows: For Cluster 1, characterized by high-density deteriorated housing and a concentration of elderly residents, a shift from individually-driven applications to community-based and adjacent-block integrated improvement projects is proposed. Cluster 2, comprising high-density alley-type neighborhoods with limited vehicle access, requires a package-type comprehensive support model that combines alley maintenance with housing performance improvements. Cluster 3, defined as mixed low-density deteriorated areas with relatively lower levels of deterioration and fewer elderly residents, is suited for a self-repair model encouraging voluntary participation and resident capacity. Cluster 4, consisting of planned residential areas with stable physical conditions and residential safety, calls for an indirect support strategy focusing on long-term maintenance and management. This study highlights the importance of differentiated intervention strategies based on the physical and social characteristics of each cluster, offering an alternative to uniform policy applications in the home improvement efforts for aging low-rise neighborhoods in Suwon.
