Abstract

It is necessary to carefully examine whether the purpose and purpose of designation of newly introduced quasi-residential areas are consistent in consideration of land use. As a result of a comparative analysis of land use and characteristics of two Metropolitan City, it is necessary for Daegu to review the easing of development density and subdividing quasi-residential areas only when various uses and functions including housing are introduced. In the case of Daejeon, it is possible to flexibly respond to reflecting government policies such as supplying public rental housing or designating urban convergence special zones due to the easing of behavior restrictions and high development density. The common matters of the quasi-residential areas of the two cities are mostly used for residential purposes in the current state of land use, and the difference appears to be that there are differences in the application of the floor area ratio depending on the specific use. Accordingly, in the direction of improvement of quasi-residential areas, it is necessary to introduce various uses and functions such as the use of buildings through urban planning ordinances, and to manage them in additional subdivisions and types according to the type of land use and location reflecting regional characteristics.
